  • Pay the onboarding fee to Key Legacy Realty (KLR) – There is a one-time set-up fee of $150 for the 1st unit 
    • Multi-Family Properties – additional fee per unit after 1st unit – $25/unit

• Single-Family Properties – additional fee per unit after 1st unit – $50/unit
• Review/Sign Property Management Agreement with KLR – this will be sent out via DocuSign and includes:
  • Consumer Notice
  • PM Agreement
  • Direct Deposit Authorization Form

• Fill in and Sign the W9 form and send it back to KLR – https://www.irs.gov/pub/irs-pdf/fw9.pdf
• Provide the following documents to us via email: [email protected]:
  • Current Lease Documents for each unit (executed/acknowledged)
    • Current Lease
    • All addenda attached to lease (pet addendum, rules and regulations, change in lease terms addendum, etc)
    • Certificate of Rental Suitability
    • Partner in Good Housing Brochure
    • Lead Certificate
    • Lead Lab Results 
    • Lead Paint Disclosure
    • Lead Paint Brochure
    • Bed Bug Guide
  • Rental License
• Schedule a time to do a walk-through of the unit and exchange copies of keys to KLR.  We try to do this when the tenant is home so we can meet them in person and go over the transition with them
  • KLR will install a lockbox 
  • Provide Tenant contact information so we can connect them to our portal in order for them to make payments and maintenance requests to KLR
