Property Management Onboarding
The onboarding process includes the following:

An in-person OR Zoom consultation to discuss your property(ies) and go over the level of service you can expect from our property management division

Review of your current lease – We will assist with your compliance with the city

Set up your account – includes paperwork, setting up direct payment information, and uploading all lease paperwork, property details, and contact information to our property management system

Introduction to tenants/initial walk-through of property – an appointment to meet the tenants and tour the property

Instructions are given to Tenants on how to make payments and maintenance requests

Key Legacy Realty will provide a lockbox for each property
Monthly Management Duties
Below are some of the management services you can expect from us:

Collect all rent and utility bill payments, plus additional charges (such as late fees) from tenants when such amounts become due

Collect and account for security deposits under applicable law

Negotiate and resolve disputes of tenant

Schedule bi-annually property inspections and report the property’s condition to the Owner

Coordinate the performance of maintenance

Install/change lockboxes* for property access by broker & vendors

Enforce rules of occupancy

Section 8 Certified

Robust Owner Portal- Owners can view leases, applications, various reports, income statements, invoices, and maintenance requests made for properties

Send out monthly rental statements to owners
